Situation

Kyle had purchased a new unit in another building and he wanted to sell his Oliver area condo in order to free up surplus cash. At first Kyle tried advertising on Kijji. This produced only weak enquiries and he was reluctant to seek out traditional REALTORS® due to their high commissions. Kyle immediately liked the Ambergate Realty Advisors flat fee program due to its cost effectiveness and transparency.

Result

The downtown Edmonton condo market was awash with surplus inventory when we represented Kyle’s unit to the market. After a reasonable period of time we identified a buyer. We negotiated full market value and saved Kyle almost $3000 in commissions.

Situation

Carol and Randy became interested in the Ambergate Realty Advisors flat fee home selling program after trying to sell with Comfree for a while. Randy explained to Stuart Neal, the broker owner at Ambergate Realty Advisors, that whilst they could generate showings when advertising with Comfree, most of the folks that came to look either had a house to sell, or were simply in the ‘just looking’ mode. In July, the Edmonton homes sales market continued to perform strongly. Values are holding. Days on market is down. However, inventory levels continue to climb. There is now a 6-month supply of homes for sale, based on current demand.

Days on Market

Homes for sale in Edmonton continued to sell quickly this past July. The average seller was putting their home under contract in only 51 days, down one day compared to 2016. This suggests ongoing and underlying confidence on the part of home buyers.

Sales Values

July prices remained stable. Edmonton home sellers in July received just $291 less than did those in 2017. The average sales price for July was $387,535 compared to $387,826. We would consider this to be a balanced
