After spending almost a year showing our client Gayle Monsma around the downtown condo market, we recently had the pleasure of assisting Gayle with the purchase of a wonderful unit in Seventh Street Lofts. Situated at 10309 107 Street NW Edmonton, Seventh Street Lofts has an interesting history.
The development was handled by Dub Architects and is comprised of 3 phases. Phase 1 and 3 are based on renovated earlier structures. The second and middle phase is new construction.
Phase 1 consists of a converted John Deere warehouse first constructed in 1929. This phase offers 40 units in total of which 20 are double bedroom units. Phase 2 provides 36 units and this part of the project provides direct access to the street in some cases and translucent glass is a feature intended to let the light flood in and still provide some privacy. Phase 3 was created out of a 1950 yellow brick warehouse building. This phase also added some new construction comprised of 12 2 storey units on the roof. This phase offers 36 units in total.
The redevelopment and construction of the project was completed in around 2005 and with sales prices in recent times (2017) ranging from $275,000 for a studio to a high of $549,000 for a loft in Phase 1. This was the unit purchased by our client.
