Noreena and Patrick are the proud parents of very bright over achieving children who are currently going to a school a long way from home in the west end of Edmonton. They were driving them to and from school daily and the commute was becoming a real grind. It was decided a move to the west side of Edmonton was the best plan.

Laredo Homes

Situation

Allen Tenhove the owner of Laredo homes built these beautiful condos in Prince Charles an up and coming neighborhood to the north of the downtown core in Edmonton. He had managed to sell the two outside units without too much trouble working with one of the best traditional REALTOR® companies. Unfortunately, they were unsuccessful in selling the last and final unit. Allen decided to explore his options in terms of marketing expertise and cost. If he could find REALTORS® that offered a deeper understanding of the marketing process and whom offered best value, he would be winning on two counts. The flat fee program offered by Vital Home Realty was the obvious choice.

Summary:

Home buyers jumped into the market with enthusiasm this year. There were more homes purchased in January 2018 than in January 2017. However, values did soften and buyers have been taking their time to make selections.  It took 11 day longer to find a buyer this year, than in 2017.

Numbers Sold:



There were 71 MORE homes sold in January 2018 compared to the same month last year and this is good news indeed. The total number of condos and single-family homes sold was 667.

Month End Inventory

Compared to the end of January 2017 there was 421 MORE listings for sale year. The equates to a 7 month supply. In general, a 3 or 4 months’ supply of homes for sale is preferred to keep the market vigorous.
