So far in October sales prices are continuing to punch through the roof compared to the last 2 years. High sales values, combined with reduced inventory, means potential home sellers should consider entering the market now and anticipate an excellent outcome.

Sales Values

So far this October, average sales prices have been around $390,000 compared to $365,000 last year and around $376,000 in 2018. Prices have strengthened since March and we anticipate that they will remain higher for the balance of the year. Based on these numbers home prices are 7% UP on this time last year.

Situation

Tony had lived in this Beverley Heights home for some years and spent a great deal of time and money renovating it. Perhaps he spent too much money. Tony realized he was not going to get all of his money back when selling so he started to look around for 2 things.

September Market Report

Sales prices are breaking records in Edmonton at this time. In September, homes sold for about $300 more than September 2019.

Sales Values

In September 2020, average sales prices were around $379,686 compared to $379,499 last year & around $374,000 in 2018. In general, prices have strengthened since March. 

Sales Volume

 

After record breaking results in June & July, we are pleased to see sales volume came back strongly in September this year. Recorded sales were 19% UP, compared to last September when 944 sales were registered. Total homes sold this September was an impressive 1121 units.
