I’m following the careers of hundreds of newer industry members to better understand why we lose so many members. According to RAE between 70% and 75% have left the industry within the first 12 months.

I’m building a rolling 2-year study. Because as an industry we lose almost 75% of new industry members here in Edmonton over the first 2 years, I decided to start following many new industry members to learn how their careers developed.

I became concerned because numerous people I spoke to were dipping their toes in the water. They were tentatively launching their REALTOR careers but also holding down a full-time job.

This concerned me. I have always believed that the demands of a REALTORS job demand full time.

How Affordable Is Buying a Home in Edmonton?

On a regular basis people to chat with grumble about the high cost of housing. Sometimes they lament for years gone by when everything was so much more affordable. Of course, this is really all in our heads. Of course, everything cost less years ago, but incomes were also much lower too.

A better comparison might be to look at the cost of homes in Edmonton relative to other cities across Canada. The November market performed strongly. A massive 29% more homes sold than last year. Average days on market was only 51days and average prices approached $387,000.

Sales Prices

In November 2021, average sales prices were $386,716 which is about $7,000 more when compared to November 2020. In most years we see a value spike during the last 3 months of the year. This might be it. Sales prices are tracking 6% UP when compared to 2020 as across the entire year.
