I’m following the careers of hundreds of newer industry members to better understand why we lose so many members. According to RAE between 70% and 75% have left the industry within the first 12 months.

I recently interviewed several industry members. I asked a series of questions and below I have shared their answers. As always please call me if you have questions as to how you might improve your career. My office number is 780-760-2014 x3.

Question 1 - In the last 9 months or so what has gone particularly well for you?

“Through my network of professional and personal contacts, I have managed to stay fairly busy through referrals. I am really proud that I received an Outstanding Achievement Award of Excellence for the third quarter”.

I’m building a rolling 2-year study. Because as an industry we lose almost 75% of new industry members here in Edmonton over the first 2 years, I decided to start following many new industry members to learn how their careers developed.

I became concerned because numerous people I spoke to were dipping their toes in the water. They were tentatively launching their REALTOR careers but also holding down a full-time job.

This concerned me. I have always believed that the demands of a REALTORS job demand full time.

Yesterday I launched a survey on a Facebook REALTOR group in Edmonton and the results stunned me.

Note I didn’t ask “Can a person be REALTOR part time?”

Rather, I asked this question:” In your opinion is it possible to launch a…

How Affordable Is Buying a Home in Edmonton?

On a regular basis people to chat with grumble about the high cost of housing. Sometimes they lament for years gone by when everything was so much more affordable. Of course, this is really all in our heads. Of course, everything cost less years ago, but incomes were also much lower too.

A better comparison might be to look at the cost of homes in Edmonton relative to other cities across Canada. Again, on a regular basis I chat with people who have moved to Edmonton from cities like Toronto or Vancouver because its much easier to afford a home at all when compared to those cities. I have also heard that the amount of disposable income (after housing costs) is much higher than in other cities so…

Are you thinking of selling a house or condo in the metro Edmonton area this year? You might want to consider selling now rather than later.

Here’s why.

1. Less Competition

Most home sellers fall into the trap of waiting until Spring. These sellers are going to be in competition with a lot of other folks who will be putting their up homes onto the market at the same time. Be smart. Do it now and you might have the only home for sale in your neighborhood. This is a perfect opportunity to sell quickly and for full market value.

2. Quality Buyers

Buyers looking now are serious. Usually they are under some pressure to select a home and buy it quickly. If you can offer a quick possession, we can often negotiate a premium price for you.

If you need a new home, January it might be smart to buy one rather than wait until Spring. If you think outside of the box, you may benefit in several ways. Here's why.

1.  Less Competition

How would you feel if you wait until Spring to find your dream home only to have it snatched away by a competing buyer? The single-family re-sale market has been hot for the last 18 months driven to a significant extent by the Covid pandemic. The best homes will get snatched up quickly and with multiple offers, especially during the main selling season which usually runs from about May to September. Why not consider being one of the few buyers active now and potentially pick up a bargain too? If you buy a home in January, you will enjoy the strong…
