With single family home prices rising & condo values remaining stable & if getting a great deal on your home purchase is important, it might be time to ask your REALTOR® to help you find a home in the ‘hidden market’. These homes are NOT usually on the MLS® & you will need to ask your REALTOR® to do some extra work.

Where are these hidden homes? Most often you will find them in 3 places.

Door Knocking & Personal Letters

Drive down every street in your chosen community & list the homes that you would love to live in. Ask your REALTOR® to knock on the door & or to mail a personal note to each home. It’s a lot of work, but this method can be used to find homeowners who were thinking about selling, but did make the deliberate choice to do so…

I was listening to Justin Havre this past week. For those of you who don’t know, Justin is a well-respected member of the Calgary real estate community.

Justin mentioned that one of his team members described the difference between practicing solo, or being on a team like this.

The team member said:

“Starting your real estate career by yourself is like crossing the road barefoot. You might get there, but it could hurt and take a while.

Being on a team is like walking across that same road in a comfortable pair of shoes”.

Would you prefer your journey to be a barefoot, or a comfortable shoe experience?

Google **** Star Review

“After trying Fair Square realtors and no action, I had a flyer from Ambergate advertising a fixed rate fee. That appealed to me as I would know right upfront what it would cost me to sell my house.

I found Stuart knowledgeable and informative regarding the ins and outs of selling my house and he was great at keeping me informed during the process. I liked the part about knowing how much it would cost me.

As for it being a good way to sell a house, you know what you have to pay, and with Ambergate Reality you are assured they will get it done.

As for advice, use a realtor you are comfortable with and who keeps you in the loop!”

I recently conducted a straw poll of prospective clients and friends of our team. I asked a simple question.

“Just pretending that you were going to buy a home or condo this year what ONE feature must it have?”

I received a wide variety of answers and I have listed some of them below.

  • Dalma & Izabella suggested air conditioning.
  • Harpan mentioned that they would like a nice interior and smart technology.
  • Laureen wants no carpet.
  • JP mentioned a covered deck and all-around screens.
  • Antonio would look for a garage and a yard.
  • Judy & Obama suggested open space.
  • Dede would want lots of light
  • John mentions affordability.

What ONE feature would you look for a in home?

The June condo market continued to do well and provides good opportunities for both buyers and sellers.

Sales Prices

In June 2022, average sales prices were $232,820 compared to $242,353 in June 2021. This is a decrease of 4% when compared to June 2021 when values spiked. The blended average increase for the year to date is about 3%.

Sales Volume

In June 2021 there were 531 total Edmonton sales registered. In June 2022, 528 sales were registered. I would expect condo sales volume to track last year’s performance from this point on.

Days on Market

Condominiums sold in June 2022 after an average of 46 days, compared to 47 days in June 2021. This stat confirms the conviction that many condo buyers possess. If supply…

The June market continued to perform well compared to the same time last year. Values appear to have peaked and are now flatter.

Sales Prices

In June 2022, average sales prices remained high, but lower than the month before. The average price was $480,982 compared to $472,781 in June 2021. This is an increase of 2% when compared to June 2021. The ‘blended’ increase for the year so far is 6%. Values have almost certainly peaked this year although we may see a slight improvement as the year matures.

Sales Volume

In June 2021 there were a total 1249 Edmonton sales registered. In June 2022, there were 1203 sales registered equal to a 4% reduction in sales volume year on year. This is the second month in a row that single family volume…

Full disclosure I have lived in Highlands for the last 15 years and love it.

Nestled alongside the river valley trail system, Highlands in Edmonton has long been a favourite of folks who might be a tad ‘bohemian’’ in their outlook. Its also one of the oldest communities in Edmonton. Just 10 minutes from downtown, you will find older heritage homes dating back to the early 1900’s. modern infills and character homes that would have been built either just before, or just after the second world war.

For recreation many residents enjoy the proximity of the river valley, but there is also golf at the Highlands Golf Club and there is a very healthy lawn bowling scene to be enjoyed at the Highlands Lawn Bowling Club.

The food scene has picked up…

Now that the market has changed, it’s crucial that you make the right choices to ensure your selling success in 2022. Here are 4 tips to consider.

1.  Price Below the Comparables

In 2022 our market peaked in May. That means that if you are trying to determine market value during the summer months, you will have to price BELOW the comparables for that time. If you choose not to, then you risk being the seller with the highest price in your community and all that will do is, make the other home sellers look even more competitive and you will miss out on buyer opportunities.

2.  Get the BEST Marketing

Counting on the MLS® System will not do. For sure an MLS® listing will do much of the heavy lifting for you. After all it’s a gateway to all of…
