I was listening to Justin Havre this past week. For those of you who don’t know, Justin is a well-respected member of the Calgary real estate community.

Justin mentioned that one of his team members described the difference between practicing solo, or being on a team like this.

The June condo market continued to do well and provides good opportunities for both buyers and sellers.

Sales Prices

In June 2022, average sales prices were $232,820 compared to $242,353 in June 2021. This is a decrease of 4% when compared to June 2021 when values spiked. The blended average increase for the year to date is about 3%. 

 

Sales Volume

 

In June 2021 there were 531 total Edmonton sales registered. In June 2022, 528 sales were registered. I would expect condo sales volume to track last year’s performance from this point on.

Days on Market

Condominiums sold in June 2022 after an average of 46 days, compared to 47 days in June 2021. This stat confirms the conviction that many condo buyers possess. If supply…

The June market continued to perform well compared to the same time last year. Values appear to have peaked and are now flatter.

Sales Prices

In June 2022, average sales prices remained high, but lower than the month before. The average price was $480,982 compared to $472,781 in June 2021. This is an increase of 2% when compared to June 2021. The ‘blended’ increase for the year so far is 6%. Values have almost certainly peaked this year although we may see a slight improvement as the year matures.

Sales Volume

In June 2021 there were a total 1249 Edmonton sales registered. In June 2022, there were 1203 sales registered equal to a 4% reduction in sales volume year on year. This is the second month in a row that single family volume…

Full disclosure I have lived in Highlands for the last 15 years and love it.

Nestled alongside the river valley trail system, Highlands in Edmonton has long been a favourite of folks who might be a tad ‘bohemian’’ in their outlook. Its also one of the oldest communities in Edmonton. Just 10 minutes from downtown, you will find older heritage homes dating back to the early 1900’s. modern infills and character homes that would have been built either just before, or just after the second world war.
