Should you downsize?

With rising costs, inflation, & uncertainty, many homeowners want to downsize.

Downsizing your home will lower your living costs, power, maintenance, yard work, taxes, insurance, & much more.

Downsizing not only reduces your monthly expenses but it frees up time. It takes half the time to clean a 1500 sq. ft. house; then it does a 3000 sq. ft. house. It takes half the time to mow a half-acre than it does an acre.

So, many people are real estate rich & bank account poor.

I'm seeing our clients list & sell their homes & downsize into a better-suited home. Many of them make so much money on the sale, they buy with cash.

In many cases, they find a place that is newer, nicer, & better quality than the one they have &…

Hawksridge home sold Ambergate Realty 2023

David Seaton

Google – 5 Star Review *****

Stewart and his team are amazing. In a slow market his team worked relentlessly on selling my house. I interviewed 3 different companies and chose Ambergate over the other two. The reason why Stewart helped right away he explained the process. I enjoyed his cheerful attitude and business skills sold me. He kept me informed every week. They held open houses changing photos around making anyone who looked at or looked at again it was a fresh look for them. I learned that even if it’s a poor time to sell don’t give up, Stewart kept up my spirits during all of this. Stewart was the first realtor who didn’t just say lower your price we adjusted as needed. If you’re considering selling your home, please give…

If you want to avoid standing around for 2 hours doing nothing at your next Open House. Do these 3 things:

 1. Get it advertised on Realtor.ca and your social media accounts

 2. Door knock 5 homes to the left and 5 to the right, plus 10 opposite. Leave a flyer every time.

 3. Use enough directional signs so that you can ‘sign it in’ from the nearest main road.

April Condo Market Report

The Edmonton condo market remains stable and with increased sales volume.

Sales Prices

Sales values for condos are still sluggish, which is surprising as they represent great value when compared to single family homes. In my view condos are a bargain at this time.

 Sales Volume

Sales volume has surpassed 2021 every month so far. 2022 was an aberration. The steep growth in condo sales this year suggests that buyers are recognizing the hidden value of condo product, when compared to single family homes.

I would expect that this growth curve will continue into the summer months of 2023.

Days on Market

Condos sold in only 50 days on average in April 2023 compared to 46 days in April 2022.…

In April 2023, average sales prices were around $478.000, down on 2022, but around $20,000 UP when compared to April 2021. When compared to 2021 that’s a 4 percent increase in values. Values should peak in May or June and then soften as the year matures…

Sales Volume

Don’t let this graph fool you. Post Covid we witnessed unusually high sales numbers. However, 2023 sales volumes are at pre Covid norms. We expect sales volume to climb further in May and peak in June, as we enter the traditional spring market.

Days on Market

Average days on market in April 2023 was 43 days compared to23 days last year and 33 days in 2021.…
