In these days of low inventory, multiple offers and nervous home sellers / home buyers it’s important to do something different.

But today I wanted to share another idea.

The Sale and Leaseback Approach!

Perhaps your buyer is very keen on a certain home, but you have discovered that the home sellers have not selected a new home yet. You can often spot these opportunities by selecting listings that are requesting a long possession date i.e. 60, 90 or even 120 days.

Go in with something most REALTORS® won’t offer. The Sale and Leaseback.

Essentially your client will offer to buy the home at a certain price and with a short possession date. This gives the home seller certainty, access to their equity and it gives your clients control i.e. they own the home.

What would be different to a conventional purchase is that your client agrees to rent the home back to the sellers for a short period, maybe 2 to 4 months to give them time to complete their own home search.

Your clients enjoy several and certain advantages:

1. Your clients gets the home they want,

2. Your client pays todays price, (valuable in a market that is lifting)

3. Your client receives rental income,

Your client will need a good down payment and will probably need to deal with one of the larger lenders to pull this off, but at least its different.
