3 Ways to Avoid Confusion & Overwhelm When Buying a Home
It’s easy to get excited when searching for a home and to create a long list of homes you want to see. It has been my experience that this is a mistake. Seeing too many homes too quickly may result in confusion and overwhelm.
Here are 3 suggestions that may help you stay focused and give you the best chance of finding a suitable home.
1. Maintain a Rolling Top 3
If you have more than 3 top homes on your list, you are likely to get confused. Once you have seen 4 homes ask your agent to help you eliminate 1. This will give you a rolling top 3. Then rank them one to three. One being your first choice.
2. There’s No Such Thing as a Perfect Home
In order to avoid disappointment, you must give up the notion of a perfect home. Theres no such thing. I suggest you rate each home you see on a scale of 1 to 100. Any home that scores 85 or more should be a definite contender.
3. Be Aware of the Cream Puff Home
You may have told yourself you will want to see at least 5 and perhaps 10 homes before you are ready to buy. If come you come across a home that checks almost all of your boxes, its presented in the best condition and its priced right, we call these ‘Cream Puff’ homes. The challenge for you is that everyone wants one of these. If you find a Cream Puff and you rate it better than 85. Better not wait or you will lose it to a more decisive buyer…
