1. You Won’t Save Any Money

The seller has agreed to pay a commission to both the selling and buying REALTOR®. The commission is usually ‘baked in’ to the process and was agreed to be paid by the seller at the time of engagement with the listing REALTOR®.

Buy with your own independent REALTOR® and the seller will pay a commission to your REALTOR® from the proceeds of the sale.

2. You May Lose Out to Other Buyers

The seller has engaged the listing REALTOR® to represent them and their interests.

If you approach the listing REALTOR® directly, you might put them into a very awkward position and a potential conflict of interest.

The listing REALTOR® cannot represent you and the seller who is their primary client.

You might choose to buy as an unrepresented customer, (you give up all fiduciary care).

Or you can ask the listing REALTOR® to act as a ‘scribe’ and simply handle the paperwork.

The seller may not be willing to lose the fiduciary care that their REALTOR® initially offered to them.

3. You May Get Inferior Service

As mentioned above, the listing REALTOR® can only serve you IF you accept customer status, or if you and the seller agree that the listing REALTOR® can act as a ‘mere scribe’ for the transaction.

Why would you accept a worse experience, reduced support and risk losing your dream home when working with an independent REALTOR® would solve your problem?

4. You May Pay More

If you work with the listing REALTOR® and accept customer status, the listing REALTORS® key job is to get you to pay the MOST money possible.

If you and the seller, ask the listing REALTOR® to become a ‘scribe’ they cannot negotiate the lowest price like an independent REALTOR® would do for you.

ONLY an independent REALTOR® can give you the best care and the protection you deserve when purchasing your next home.
