If you need a new home, January it might be smart to buy one rather than wait until Spring. If you think outside of the box, you may benefit in several ways. Here's why.

1.  Less Competition

How would you feel if you wait until Spring to find your dream home only to have it snatched away by a competing buyer? The single-family re-sale market has been hot for the last 18 months driven to a significant extent by the Covid pandemic. The best homes will get snatched up quickly and with multiple offers, especially during the main selling season which usually runs from about May to September. Why not consider being one of the few buyers active now and potentially pick up a bargain too? If you buy a home in January, you will enjoy the strong possibility of being the only buyer negotiating. This gives you leverage you will not enjoy in the Spring.

2.  Lower Prices

Sales prices tend to track lower during January and February. They will quickly escalate by March and increase through the balance of the year. If you want to buy a great home for a lower price, do it now. Or wait and pay more.

3. Sellers are Motivated

The home sellers in the market now are motivated to sell. They want to do business with you. Springtime brings out those sellers that may waste your time. These are the home sellers that will only sell if they get their price etc. Why not deal with home sellers that are serious and motivated to work out a great deal with you?

 4.  It's More Comfortable to Move Before the Summer

When would you be rather be hauling your furniture around? In the coolness of Spring, or during the middle of a sweltering summers day? If you buy a home now, chances are you will be moving in around March or April. Just as the temperatures are starting to moderate, but before we are hit by those hot Edmonton summer days.
