Why do you need to move? Do you want something bigger, smaller or in another location? Or do you want to leave renting behind and become a homeowner? Whatever it is, think hard and long before you enter the market.

Because if you do enter the market, you will need to behave in ways that may make you uncomfortable. However, if you act appropriately you will succeed in the current hot market that is metro Edmonton and find your dream home

Here are 4 ways you can be successful:

1. Be Assertive

This market is not for looky-loos. By all means look at a few homes before making a choice, but do spend a great deal of time exploring all possibilities with your REALTOR® before you even start to go out shopping. Be willing to look at fewer homes. Be willing to submit an offer quickly if a home you have shortlisted checks 75% or more of boxes. There’s no such thing as a perfect home..

2. Be Aggressive With Your Offer

Be willing to pay MORE than the asking price. Be willing to take possession quickly. Be willing to forgo complicated contingencies. Many buyers are writing unconditional offers. Do NOT make the mistake of submitting an offer subject to the sale of your existing home. Almost all sellers would reject this proposal without debate.

3. Look at Older Listings or Unlisted Opportunities

Look at segments of the market often ignored by novice home buyers. Where? Review older listings. There is nothing wrong with most older listings i.e., those that have been on the market for more than 100 days. They may have sat for a while simply because the seller was greedy on price, or unmotivated to sell. That situation might be different now. Or ask your REALTOR®  if they know of any homes in the communities that interest you that did not sell last year? Perhaps your REALTOR®  can find out if the owner would consider selling this year? Or drive down a street in the community of your choice and pick out the homes you really love. Ask your REALTOR®  to go knock on the door. Who knows the owner may be thinking of selling soon.

4. Work with the BEST REALTOR® you Can Find

Don’t just pick a friend. You need a REALTOR®  that can guide you toward paying the right price for a home, but not more than you should. Look for a REALTOR®  with proven consulting skills, home search skills, researching skills and negotiating skills. Ask for some references from previous clients and select the most experienced and best REALTOR®  you can find.
