October is when many home sellers leave the market. The change in leaf colour, the first frost, the first snow fall. These are stimuli that make many sellers give up until Spring. If you have your home for sale now, you will have far less competition.
3. Sales prices improve
You may get more money. In most years we see home sales prices peak during the last 3 months of the year. Based on our market report (see this link Ambergate Market Report) home buyers paid MORE in October and December than they did earlier in the year
4. The ‘We want to be in by Christmas crowd’
At this point the most motivated buyers. Those buyers that want to be settled in their new home before Christmas are starting to get nervous. Fewer homes to choose from and strengthening motivation means that many of these home buyers can be encouraged to pay MORE, if you can offer them a move in date before Christmas.
5. Your home and neighbourhood will look even more inviting
October is when we see the fall colours come into our communities. Home buyers fall in love with cosy homes decorated for the Halloween season. These things appeal to the nesting instinct that many of us feel.
