Has it ever happened to you? Your clients are shopping for a new home. You have found them perhaps 10 to 20 good listings and they are anxious to go out and look at all of them.
You set up the showings to see 10 of them on day one and 10 of them on day 2. And now your first round of showings is over.
How do you feel? How do your clients feel? I’m betting you are both feeling confused and overwhelmed. I’m betting your clients feel no further forward in their home search before you took them out to see all those homes.
Why not follow this step-by-step process instead? If you do, your clients home search will be more enjoyable, more effective and a lot more productive. Start with the idea of a “Rolling Top 3”
1. The Rolling Top 3
Discard all but 3 listings. Call it your ‘rolling top 3’. That way you stay focused right through your home search and avoid confusion.
2. Spend more time in the consideration mode.
Before you start shopping with your clients you must really drill down into what kind of home your clients really need and want. Chances are it’s not what they tell you at first. If you do this part properly, you should be able to eliminate many homes from the list, leaving only the most suitable. And if you are really good, you might not need to go out shopping more than twice.
3. Never show more than 3 to 5 homes on any one day
See too many and they all become a blur in your client’s memory.
4. After each home showing, draw up a Pros & Cons list
I suggest you take the listings brochure or highlight sheet and draft a Pros and Cons list on the back of the paper, right there in the house. Make sure its your clients that state the Pros and Cons. You can lead them buts it’s their opinion that matters most.
5. Ask your clients to rate each home
It could be 1 to 10, or it could be a percentage. There’s no such thing as a perfect home. Read this blog to learn more about that The 85% Home.
