It would be natural to think that due to Covid 19, our market is flat & values are down. In fact, the opposite is true. We definitely saw a drop off in sales volume & sales values back in March & April when the Covid crisis hit us. However, since that time the market has just got stronger as each passing month goes by. I am confident that there is so much pent up demand, hundreds of home sellers will witness outstanding success & sell for full market value.
How busy will the market be? Based on last year’s market statistics, almost 1400 homes will sell across metro Edmonton between November 1st & December 31st 2020. Average days on market will be around 71 days. Average sales values will be around $380,000 UP on last years values. Here’s why you could do well:
- Pent up demand. Many buyers stayed out of the market in March & April. With increased confidence these folks are shopping now & paying ABOVE last years values.
- Reduced competition. Many sellers just give up until Spring. Buyers who are looking now are motivated. They might pay you a premium price, if they can move in quickly.
- Many Edmonton area workers get bonuses at Christmas. Why not sell to a buyer whilst they have their down payments & before they use it to pay off credit card bills?
- When does your home look the most inviting & smell the best? During the Christmas season, your home is decorated & the aroma of all that baking, fills the air.
- Are you going away for some of the Christmas season? If you are, showing it will be easy. We might have your home sold before you get back.
- Don’t forget your neighbours. Many of your neighbors will be having family & friends over for parties. If your neighbour’s friends & family love the area & see your sign, they might call us & buy your home.
- Worried about how to show off your wonderful yard? We will use photographs that you took last summer.
- People are generally happy & optimistic during the Christmas season. This is a wonderful time to sell them your home.
