3.Paint – if the paint on your walls and trim looks old, this is a great time to renew in neutral colours

4.Fix loose or missing handrails or guardrails – these might be on stairs or your deck

5.Repair or fix doors that are damaged or improperly hung

6. Fix furnace condensation leaks or hot water tank leaks – repair or replace the equipment

7. Broken or damaged cabinets – repair, repaint or replace

8.Roofing – are your shingles curling? Does your roof leak? We suggest you fix this right away

But what about items you can leave for a buyer?

1.Flooring – unless your flooring is severely damaged or worn, its best to go with what you have

2.Windows – are expensive and it takes years to recoup the expense

3.Appliances – many home buyers replace these items shortly after moving in
