It’s all about price! It’s all about price!

We find that too many Realtors® in the metro Edmonton market and therefore too many consumers fixate on pricing when attempting to sell a house or condo. This is far too simplistic.

At Ambergate Advisors we have identified 8 key components that make up your ‘value proposition’. And if you correctly focus on these components, you will positively affect the price you ultimately receive. You will get more money! Some of these components that we describe as ‘goodies’ are discussed in the next few paragraphs. To find out what all 8 components are please call us.

What is the difference between price and value?

Think of it this way.

  • Price is the amount of money a buyer is prepared to give up, to…

If you are like many home, condo or investor real estate sellers in the metro Edmonton market, you are looking for the most effective way to sell. And as an aside why not also get a discount on commissions?

The internet has ensured it’s never been easier to advertise for buyers and to expose your home or property to the widest possible market. It might be tempting therefore to try and ‘skip the middle man‘ and try to sell direct.

However, what you might not realize is that the real estate market has ‘layers’. Each layer has certain characteristics and the quality of your outcome may be directly affected by which layer you choose to market into.

I like to think of these layers as: Retail, Wholesale and Sub wholesale.

Let’s examine the…

We had such a positive experience dealing with the team at Vital Home Realty (sold and purchased in Sherwood Park). Our realtor Stuart Neal was an absolute pleasure to work with. We were very well informed by Stuart prior to making our decision. Vital Home Realty innovative approach to real estate appealed to us as did the excellent financial savings that we were able to achieve. We highly recommend Vital Home Realty for your next sale and home purchase. They are the way of the future when it comes to the real estate market! Once again, thank you Stuart and your team for such a remarkable experience and we look forward to one day using you again. You are without a doubt our "Go To" real estate company. (almost $8700 cash rebated when they completed the purchase)

Many house and condo sellers in Edmonton start to give up at this time of year in the mistaken belief there is simply no market for their property. If you have been trying to sell a house or condo in the metro Edmonton area recently, this could be your moment. Why?

Less Competition

In the metro Edmonton market including Sherwood Park and St Albert, demand from buyers is stable. As more current home sellers retire from the market and decide to stay for the winter, your house or condo will stand out more. If you wait until Spring, the opposite is true. Your home will be competing with thousands of others.

Move In by Christmas Crowd

Many buyers are getting nervous. They want to be ‘home’ by Christmas. If you can offer quick possession, many…

Construction for this attractive concrete building started in 2004 and was completed in 2005. Built by Langham Properties Ltd and designed by the well-known Edmonton architect and musician Fraser Bruismead, it is reported that the building cost around $6.3 million dollars to construct.

The building offers 58 units across 14 floors. There is a gym complex for the use of residents and underground titled parking is provided with a total of 74 units. A pair of elevators make it easy to get up and down the tower.

Close to the downtown, city centre, river valley and Alberta Legislature, the higher units enjoy fantastic views across the Edmonton city skyline. A convenient Starbucks on the main floor and an easy walk to the Corona…

"Condo sold with multiple offers and saved over $4700 in commissions"

Vital Home Realty sold our downtown condominium in very little time.  Our Real Estate advisor was very honest and straightforward with us in terms of keeping realistic expectations about the price that we could expect for our condo.  In an uncertain market, Stuart never gave up hope that we would find a buyer for our beautiful home and he did!  In addition, we were able to save money on the commission.  We had tried ComFree, but there was little action and did not appear to be much interest in buying our condo.  With Ambergate we sold quickly and we saved money on the commission.  I would recommend Vital Home Realty to sell your property.

Situation

Moe & Hughuette Mahendran were looking for a smarter, more effective and less expensive way to market their home for sale. Moe knew many traditional REALTORS®, but was not convinced that he would get value for money, or that they could get the job done in a way that would satisfy him. He also wanted to avoid the ‘for sale by owner’ approach. Moe asked the team at Vital Home Realty to take care of the sale.

Result

After about a month on the market, we negotiated a sale on behalf of Moe and Hughuette. We obtained 97% of list price & we saved our clients over $12,500 in commissions with our direct sell program.

Situation

Bill and Nancy decided to move to the other side of Edmonton to be close to family. They moved into their new townhouse and listed their old home with a REMAX agent that had been referred to them. The house sat unsold for almost a year. By this time, they were very worried, They had carried the costs of ownership for all of that time and their REALTOR® had no answers for them. Bill decided to call Stuart the broker at Vital Home Realty. Stuart sold an infill lot for Bill a year earlier and he was pleased with the result.

We analyzed the situation and made a recommendation to: offer immediate possession, adjust the price only slightly and to get the home staged. Within a couple of weeks, we had created a strong offer and…

Situation

Paul had purchased this home with his former wife. His new wife was keen to move out of the city to be nearer family. The challenge was that he had purchased right at the top of the market some years back and had also refinanced along the way. He did not have a great deal of equity in the home and so every penny counted. At first Paul tried advertising on Kijji to see if he could find a buyer himself. His experience was typical. Most often those potential buyers that emerge via Kijji are ‘sub wholesale’ buyers. That is, they are the worst quality. He received a low-ball offer and a ‘rent to own’ proposal. That was enough for Paul. He had to find a better way. Paul ruled out a traditional REALTOR® due to the excessive costs. He also…
