The Alta Vista in Railtown towers were built by Christensen Developments in a postmodern style. Construction of the north tower commenced in 2004 and was completed in 2005. The south tower was completed in 2008. Residents of these concrete constructed 12 floor towers enjoy underground parking, storage, a gym, a guest suite and close proximity to all of the amenities in the Edmonton downtown core. Note that this is an 18+ complex. Pets are allowed with board approval.Â
Market Overview
At the time of writing, (May 13th, 2015) there are 15 units for sale across both towers, for an average value of $423,266. The least expensive unit is priced at $328,000 and the most expensive is $649,900.
Over the last 12 months the absorption rate, (units sold against total offered) was 55%.
A total of 12 units sold for an average time on market of 55 days. The average value was $417,591. The least expensive unit sold made $335,000 and took only 10 days to sell. The most expensive unit sold for $650.000 and took 134 days to sell.
Known Issues & Management Concerns
Group 3 is the management company currently mandated to look after Edmonton's Alta Vista in Railtown. The complex appears to be well run and there are no known issues at this time.
