We make a point of asking REALTORS® that showed our listings for feedback. Some of our clients value this service, whilst others don’t really care.

Many of our more experienced home sellers we work with ask about feedback as perhaps in the past, it proved helpful.

In years gone by when BOTH REALTORS® were legal representatives of the home seller, the REALTOR® that accompanied the buyer prospect had an obligation to share all that he or she knew about the buyer, together with their thoughts, motivations and circumstances.

That obligation is redundant.

These days the buyer Realtor® works ONLY for the home buyer!

Why should they share what their clients think? It could hurt their ability to negotiate effectively if the sellers knew that the prospective buyer loved the home and had to have it at any price. Also, most REALTORS® don’t want to offend the seller and if there is anything negative to share, it would be best to avoid it.

Occasionally, we receive a well written, well thought out and truthful response to the ‘standard’ questions that we pose each time, but for the most part, the feedback has no value to our sellers whatsoever. We rarely get good answers to the questions posed and instead receive some vague response that the house was ‘simply not for their clients’ or more ridiculous comments like ‘the siding was the wrong colour’ or that ‘the house faced in the wrong direction’.

It’s been our experience that these kinds of comments simply antagonize the home seller, rather than assist them.

So what is a home seller to do? Ultimately the seller should really look to their own REALTOR® for guidance. A true professional will be able to advise a seller to position the house correctly for the market so that enough showings are being generated, together with providing statistical insight, as to what is the mood of the market at any given time.

This type of expertise can sometimes be hard to find, but is ultimately much more valuable than some half-baked and vague response from REALTORS® that simply showed the house.
