Situation
Sophie and Morgan purchased this home ‘for sale by owner’ just a few years ago and by their own admission, they paid far too much for it.
They decided that they wanted to simplify their lives, slow down and divest themselves of surplus assets and incumbrances, (this was a home they purchased to stay in when they came to Edmonton from the country).
When it came to selecting a REALTOR® their objectives were clear.
First, the wanted someone local who knew the nuances of the Highlands Bellevue market. Our team scored well here. The main office is right in the centre of Highlands and Stuart Neal the broker owner is a long time Highlands resident.
Second, they wanted a home selling program that offered value. The flat fee program offered by Vital Home Realty was the obvious choice.
Result
Our biggest challenge was that due to economic circumstances and Covid 19, the market was deteriorating away from the higher values that were present when Sophie and Morgan purchased the home. They continued to aspire for a higher price for almost a year. We supported them right through that time and submitted several offers, all of which they turned down.
Eventually, we created an offer that was reasonable and came from buyers that they liked personally.
In the end, we negotiated a selling price only 3.5% below the asking price, a possession date that they could live with and a fee saving of almost $2,000 when compared to traditional REALTOR® fees.
