I received a phone call from one of my seller clients the other day. She asked me the oddest question and at first, I was flummoxed.

She was getting very frustrated that as selling values slipped away in this ever so tough Edmonton market of 2019, I was asking her to make a second price correction to attract more buyers.

The question she asked me? Here it is. Don’t you have your own clientele?

I had to think about this for a while. She was asking me if I had a discreet group of people cultivated by myself who are ready to buy homes at whatever price I tell them to. These same people I assume must not ever go on the internet to check out prices for themselves. Don’t ever want to see other homes not listed by myself and act only in the interests of my seller and not themselves. What a utopian idea.

After a while I was able to explain to her how markets actually work and how each of the ‘actors’ behave.

Sellers - Usually want to sell their home for the most amount of money, with the least number of strings attached and in a timely fashion.

Buyers - Will scour the entire market for a home that gives them the most overall value for the lowest possible price.

REALTORS® - Are the bridge between these 2 parties. They remove some of the inherent friction in the selling and buying process and usually negotiate a transaction that works for both parties.

Of course, when working for home sellers the best REALTORS® work in a team that will expose the seller’s home to the largest possible audience of potential buyers. We have an entire process designed to do just that. Our home selling program can be reviewed by clicking on this link: Ambergate Realty Advisors home selling program.
