1. The Best of Both Worlds
The community is being developed by Melor and Carrington. Perch at Mattson is a new community tucked in alongside more established communities such as The Orchards, Summerside and Walker. This gives you the best of both worlds. You can select a brand-new home built to the best and most current technological standards, but also enjoy the amenities of these more established nieighbourhoods including schools, shops and professional services.

2.. Traditional Lot Sizes
Whilst it’s true that most communities follow the zero-lot line principal these days, a measure intended to control the cost of home construction, Perch at Mattson does have some opportunities to build a home on a traditional lot. For some home buyers this is important as it may create a slightly wider gap between your home and the one next door. Do be aware however that this sometimes means a higher price tag.
3. Close to Nature & a Pocket Park
The developer is being careful to preserve some of the original woodland and wetland areas to give residents a sense that they are living in nature. In the centre of the community there will be a ‘pocket park’. The intention is that this park will serve as a gathering place for new members of the community to meet and to get to know one another.
The second benefit is that like Alces, Perch at Mattson is right on the edge of Edmonton. If driving or cycling down a country road appeals to you, it’s possible to do that within just a few minutes of leaving your brand-new home.
